交還11 SKIES予機管局 新世界CEO:解決咗一個重大嘅問題
新世界(0017)今日(30日)舉行2026財年全年業績發布會。受11 SKIES重大減值拖累,以及其他物業發展減值,新世界全年蝕281億元。撇除相關減值及撥備後,公司核心業務盈利能力及營運效率持續改善,經常性營運淨溢利錄得約22億元,轉虧為盈,也是三年來首次錄得盈利。期內,核心經營溢利按年上升約28%至77億元。會上管理層就11 SKIES 項目、債務狀況、C-REIT,以及27財年推盤佈局作出交代。
11 SKIES 交回機管局可產生更大協同效應
針對市場關注的 11 SKIES 項目,新世界決定將其交還資產予機管局,並補償逾30億。新世界執行董事兼行政總裁黃少媚指出,集團今次與機管局就 11 SKIES 未來安排達成協議,並對項目作出相應減值,認為「係解決咗一個重大嘅問題,亦都係公司為下一階段嘅發展踏出咗重要嘅一步」。
她補充,相信今次安排亦都會對這個項目未來發展更加有利,而機管局本身在機場零售及商業管理方面擁有豐富營運經驗,項目交回給機管局,是可以產生更大的協同效應。
對於市場過往傳聞 11 SKIES 涉及租約原本高達 700 億至 800 億元,為何新世界只需向機管局支付約 30 億元便可以退出項目,黃少媚說明,今次安排是公司與機管局經過磋商後,對 11 SKIES 未來安排達成的整體方案,相關條款及財務安排已在公告中交代。
集團過去三年持續錄得大額虧損,黃少媚坦言,本次虧損主要受 11 SKIES 相關影響所致。她特別提到,若撇除相關非現金撥備,集團在 2026 財年扣除利息及稅項費用後,在營運上都是「轉虧為盈」,是「過去三年以來,第一次的轉虧為盈」。
息口上升預計增加2億融資成本 淨債務升涉兩大原因
對於聯儲局加息對新世界財務成本的影響,集團執董、首席財務總監兼聯席公司秘書劉富強分析,集團今年總融資成本比去年減少 11 億港元,平均利率亦減少 80 個基點。他估算:「息口每增加 0.25 厘,我哋預計融資的成本大概會增加 2 億港元左右,所以對我哋嘅影響其實唔係好大。」
至於 2026 財年總債務減少 27 億元,但淨債務仍有所增加,劉富強解釋主要有兩大原因。第一是部分 2026 財年的合約銷售,成交款項要到 2027 財年上半年才會回籠,該款項已經有 24 億港元,加上 C-REIT、杭州一期寫字樓等項目,亦會在 2027 財年上半年回籠;第二是合資項目的會計處理,雖然不少合資項目在 2026 財年已完成建築工程,合作發展商亦已積極償還貸款,因此公司的財務擔保金額在 2026 財年總共減少 48 億港元,只剩 7 億港元未償還。
劉富強強調:「我哋好有信心未來的銷售,是足以償還這些財務擔保。」他又指出,淨債務增加亦受到 11 SKIES 及其他減值虧損,令股東權益下降,淨負債率因此上升至 68.3%。如果撇除今年非現金減值及撥備,淨負債率與去年 6 月水平接近;如果再考慮現金流的時間性因素,淨負債率是會額外再低 320 個基點。
C-REIT料帶來約32億人民幣現金回籠
新世界日前分拆上海K11物業發行C-REIT,執董兼新世界中國行政總裁陳耀豪表示,降低負債水平是集團現階段最重要的目標之一,而C-REIT除可帶來現金回籠,亦進一步擴展集團資產變現渠道。
針對C-REIT對資產質素與營運有較高的監管要求,陳耀豪強調,新世界在內地擁有不少優質成熟資產,今次C-REIT申請「好順利在兩日之內就已經收到上海交易所發出的受理通知書」,預計可以為集團帶來約32億元人民幣的現金回籠。
他表示,如果進一步上市成功,將會是第一個港資的C-REIT,相信可以「起到一個示範的作用」。新世界在內地仍有不少成熟資產,集團已識別一系列合適項目,未來會按照市場及項目情況,逐步推進不同資產的變現方案。
北都農地儲備1,240萬呎 27財年推三新盤
新世界執行董事薛南海表示,今年《施政報告》及第一個香港五年規劃再一次強調北部都會區會是香港未來經濟和產業發展的重要增長引擎。北都發展方向亦與集團目前農地儲備及策略「高度吻合」。集團目前擁有佔地約1,240萬平方呎的應佔農地儲備,不少位於北都優質地段。
薛南海表示,粉嶺馬適路及元朗南第一期項目已動工,計劃最早於2027財年推售。其中,粉嶺馬適路項目將是集團在北都第一個Pavilion Collection項目,除住宅部分外,亦會配備大型商業設施。元朗南第二期、龍田村第五期及元朗欖口村項目亦陸續獲得規劃許可,「合共可以發展接近7,000個住宅單位」。
他表示,集團亦會積極引入戰略的合作夥伴,加快北都的開發進度,至於2027財年新盤,薛南海表示集團計劃推出三個全新項目。
第一個是與招商蛇口合作發展的粉嶺馬適路項目,提供約2,300個住宅單位,並設有「區內最大嘅商場」;第二個是尖沙咀漢口道商住綜合項目,樓高27層,設有住宅、商業、寫字樓及酒店用途,住宅提供約100個單位,酒店約100間客房;第三個是北角皇都戲院重建項目的寫字樓部分,集團將採取「連租帶賣」策略,靈活地回應市場的需求。薛南海表示,項目本身配備K11商場,可為不同企業提供商業空間。

New World (0017) held its 2026 fiscal year full-year results announcement today (30th). The company reported a full-year loss of HK$28.1 billion, dragged down by significant impairment of 11 SKIES and impairments on other property developments. Excluding related impairments and provisions, the company’s core business profitability and operational efficiency continued to improve, with recurring operating net profit recording about HK$2.2 billion, turning from loss to profit, marking the first time in three years of profitability. During the period, core operating profit increased by about 28% year-on-year to HK$7.7 billion. At the meeting, management provided updates on the 11 SKIES project, debt situation, C-REIT, and the sales layout for fiscal year 27.
11 SKIES handing back to the Airport Authority can generate greater synergy
Regarding the closely watched 11 SKIES project, New World has decided to return the assets to the Airport Authority and compensate over 3 billion. New World Executive Director and CEO Sonia Wong pointed out that the group has reached an agreement with the Airport Authority on the future arrangement of 11 SKIES and has made a corresponding impairment on the project, believing that 'this resolves a major issue and is also an important step for the company towards the next phase of development.'
She added that she believes this arrangement will also be more beneficial to the future development of the project, and that the Airport Authority itself has rich operational experience in airport retail and commercial management. Returning the project to the Airport Authority can generate greater synergy.
Regarding past market rumors that 11 SKIES was originally involved in leases amounting to 70 to 80 billion HKD, and why New World only needs to pay about 3 billion HKD to the Airport Authority to exit the project, Wong Siu-mei explained that this arrangement is an overall plan reached between the company and the Airport Authority after consultations on the future arrangements of 11 SKIES, and the relevant terms and financial arrangements have been explained in the announcement.
The group has continuously recorded significant losses over the past three years. Huang Shaomei frankly admitted that the current loss was mainly due to the impact related to 11 SKIES. She specifically mentioned that if the related non-cash provisions were excluded, the group would have been operating at a 'profit after losses' in the fiscal year 2026, after deducting interest and tax expenses, marking 'the first turnaround from loss to profit in the past three years.'
The rise in interest rates is expected to increase financing costs by 200 million, with net debt rising due to two main reasons
Regarding the impact of the Fed's interest rate hikes on New World Financial's financing costs, Group Executive Director, Chief Financial Officer, and Joint Company Secretary Liu Fuqiang analyzed that this year's total financing cost for the group has decreased by HKD 1.1 billion compared to last year, and the average interest rate has also dropped by 80 basis points. He estimated: 'For every 0.25% increase in interest rates, we expect our financing costs to rise by about HKD 200 million, so the impact on us is actually not very significant.'
As for the total debt decreasing by HK$2.7 billion in fiscal year 2026, but net debt still increasing, Liu Fuqiang explained that there are two main reasons. The first is that payments for certain contract sales in fiscal year 2026 will only be received in the first half of fiscal year 2027; this amount already includes HK$2.4 billion, and combined with projects such as C-REIT and the first-phase office buildings in Hangzhou, payments will also be received in the first half of fiscal year 2027. The second is the accounting treatment of joint venture projects. Although many joint venture projects completed construction in fiscal year 2026 and the partner developers have actively repaid loans, the company's financial guarantee amount in fiscal year 2026 decreased by a total of HK$4.8 billion, leaving only HK$700 million unpaid.
Liu Fuqiang emphasized, "We are very confident that future sales will be sufficient to repay these financial guarantees." He also pointed out that the increase in net debt was also affected by 11 SKIES and other impairment losses, which led to a decline in shareholders' equity, causing the net debt ratio to rise to 68.3%. If this year's non-cash impairments and provisions are excluded, the net debt ratio is close to the level of June last year; if cash flow timing factors are also considered, the net debt ratio would be further reduced by 320 basis points.
C-REIT is expected to bring back about 3.2 billion RMB in cash.
New World recently spun off the Shanghai K11 property to issue a C-REIT. Patrick Chan, Executive Director and CEO of New World China, stated that reducing debt levels is one of the group's most important current objectives, and that the C-REIT not only brings cash back, but also further expands the group's channels for asset monetization.
Regarding the higher regulatory requirements of C-REITs on asset quality and operations, Chen Yaohua emphasized that New World owns many high-quality mature assets in the mainland. This time, the C-REIT application was 'very smooth, and we received the acceptance notice from the Shanghai Stock Exchange within two days.' It is expected to bring approximately 3.2 billion RMB in cash inflow to the group.
He stated that if the listing is further successful, it will be the first Hong Kong-funded C-REIT, and he believes it can "play a demonstrative role." New World still has many mature assets in the Mainland, and the group has identified a series of suitable projects. In the future, according to market and project conditions, it will gradually advance the monetization plans of different assets.
Beidu farmland reserves 12.4 million square feet, three new projects to be launched in the 27th fiscal year
New World Executive Director Xue Nanhai stated that this year's Policy Address and the first Hong Kong Five-Year Plan once again emphasize that the Northern Metropolis will be an important growth engine for Hong Kong's future economic and industrial development. The development direction of the Northern Metropolis also 'highly aligns' with the group's current agricultural land reserves and strategy. The group currently owns approximately 12.4 million square feet of attributable agricultural land reserves, many of which are located in prime areas of the Northern Metropolis.
Xue Nanhai stated that the Ma Shi Road project in Fanling and the first phase of the Yuen Long South project have already commenced construction, with plans to launch for sale as early as the 2027 fiscal year. Among them, the Ma Shi Road project in Fanling will be the group's first Pavilion Collection project in the Northern Metropolis, and in addition to residential units, it will also be equipped with large commercial facilities. The second phase of Yuen Long South, the fifth phase of Lung Tin Village, and the Yuen Long Lam Kau Village projects have also successively obtained planning approval, "allowing for the development of nearly 7,000 residential units in total."
He stated that the group will also actively introduce strategic partners to accelerate the development of Beidu. As for new projects in the 2027 fiscal year, Xue Nanhai said the group plans to launch three brand-new projects.
The first is the Fanling Ma Shi Road project developed in cooperation with China Merchants Shekou, offering about 2,300 residential units and featuring "the largest shopping mall in the district"; the second is the Tsim Sha Tsui Hankow Road mixed-use project, 27 stories high, including residential, commercial, office, and hotel uses, with about 100 residential units and approximately 100 hotel rooms; the third is the office portion of the North Point Emperor Cinema redevelopment project, where the group will adopt a "lease and sale" strategy to respond flexibly to market demand. Xue Nanhai stated that the project itself is equipped with a K11 mall, which can provide commercial space for various enterprises.
